Best for: lakefront, cottage, and higher value closings where you want the gift to match the size of the sale.

The water is tinted resin poured into the board and sanded back by hand, so the lake sits flush in the wood as its own surface. The most involved piece we make and the one people pick up to look at closely.

Best for: mountain, coastal, and river properties where the land around the place is as much the point as the water.

Elevation printed in relief rather than engraved flat, so hills, valleys, and shorelines stand off the board. The marker is a metal pin set by hand after the print comes off. Coordinates go on the title plaque.

How it works

Nothing gets made until you have approved it.

  1. Step one

    Tell us the water

    Pick a format and size, then send the lake or coastline, the address or coordinates to mark, and any names or text you want on it.

  2. Step two

    We send a mockup

    Usually within one to two business days. You see exactly how the board will look, spelling included, before anything is built.

  3. Step three

    You approve it

    Or ask for changes. Wrong spelling of a family name, marker in the wrong bay, title you want reworded. We fix it and send it again.

  4. Step four

    We build and ship

    One to two weeks in the shop, then three to six days in transit with tracking, to you or straight to your client.

Plan on two to four weeks from order to doorstep. That covers the mockup, the build, and shipping. If you are working to a firm closing date, start three or four weeks out and you will have it in hand with room to spare. Tighter than that, email us before you order and we will tell you honestly whether the shop can make it.

Closing gift questions

What makes a good closing gift for a lake or cottage buyer?

Something tied to the specific place rather than to the transaction. A map of the lake they just bought on, with their own spot marked, is about their decision and not about the sale. It also survives the move, which most closing gifts do not.

How much should a realtor spend on a closing gift?

There is no standard, and agents we hear from work anywhere from under a hundred dollars to several hundred depending on the sale. Our engraved boards start at the smallest size and go up from there, which is why most agents settle on one format and change the size to suit the closing.

Which body of water can you do?

Any that appears on Google Maps. Lakes, rivers, reservoirs, bays, islands, and stretches of ocean coastline, anywhere in the world. The Atlas shows what we have built so far, which is a fraction of what we can build.

What if a name or detail is wrong?

That is what the mockup step is for. You see the layout, spelling, marker position, and text before anything is built, and you can ask for changes as many times as you need. Because each piece is made to order it cannot be returned once built, so the mockup is worth reading closely.

Can I put my brokerage logo on it?

Yes, provided you hold the rights to the artwork. Send us the file and we will place it on the mockup so you can see it before anything is built. Most agents put it small on the lower edge or on the back.

How far ahead do I need to order?

Three to four weeks before the closing date is comfortable. Total lead time runs about two to four weeks, covering one to two business days for your mockup, one to two weeks of build time once you approve it, and three to six days of shipping. Inside that window, email us before you order rather than ordering and hoping.

Is a client closing gift tax deductible?

It depends on where you practise and how your business is structured, and both Canada and the United States limit business gift deductions in their own way. We are not able to advise on it. Your accountant can tell you what applies to you.
